Renting Flexible Offices Across France: Fepem Interview

Stéphane Travert, Head of General Services at Fepem, an organization that rents offices in several French cities through BURO Club, agreed to share his insights with us. What is Fepem’s activity?

Fepem is the socio-professional organization representing private employers, which has been helping to structure the domestic employment sector between individuals for 75 years. A member of the Economic, Social and Environmental Council (CESE), it represents the 3.3 million private individuals who employ over 1.3 million domestic workers – over 5 million people who form a true organized civil society serving the general interest. The domestic employment sector provides solutions for daily life needs (childcare, home maintenance, assistance for the elderly or people with disabilities, etc.), and organizes qualified and supportive local employment.

Why did you choose to transfer 10 traditionally leased offices to business centers?

Before moving to business centers, we had about twenty 3/6/9 lease sites across France. Each site was approximately 200 m² and generally hosted only two people who were regularly on the road to meet our partners. These premises seemed too substantial for our actual use.

We then decided to switch sites and opt for flexible lease agreements to reduce costs. This change not only allowed us to reduce real estate expenses by approximately 25% but also to improve the working conditions of employees thanks to services such as visitor reception.

How has this change impacted your work?

For the staff at the sites, this change allowed them to refocus solely on their work. With the previous system, each site had a manager who had to handle problems when they arose, deal with mail, etc. Today, it is no longer necessary to spend time on these types of tasks, which allows for 100% concentration on higher value-added tasks.

From my perspective, I know that I need to be present less for the teams in the business centers. For example, if there was a water leak in one of our old premises, I had to contact a plumber and ensure the problem was quickly resolved. Today, just like the teams, I can rely on the people who manage the business center.

Initially, we had to manage the new contracts, but once the project was launched, daily life became simpler. It is also easier for us today to find premises in a new city. We just need to call our contact at BURO Club, who will take care of proposing several addresses in the city we are interested in.

How has BURO Club’s meeting room rental simplified your daily operations?

Meeting rooms are essential for Fepem: we are required to meet in each region at least three times a year. Today, meeting room bookings are directly managed by the staff working within the business center. Personally, I no longer need to handle them; I simply manage the invoices. The time saving is enormous compared to having to find a venue capable of accommodating 17 people each time.
